Stateline Road Development-Woodridge Estates

(Dearborn County, Ind.) – It’s the largest home development in Dearborn County since the economic recession.

Eighty-seven new, single-family homes are planned for a 126-acre tract on Stateline Road near Hidden Valley, across from Casey’s Outdoor Solutions.

The developers are Mike Perleberg and son Matt of American Development Group. They met with Dearborn County Planning and Zoning officials Monday to hash out final details for Woodridge Estates. The county gave all other necessary approval for the project last year.

Woodridge Estates would have lots with an average of 1.5 acres. The smallest lots will be about a half-acre while the largest are around five acres. Each home would have a price point of $270,000 and up. The homes would be a mix of ranch and two-story homes with an estimated 2,300 to 2,400 square feet.

“These will be nice homes with brick fronts and no siding. The lots are big enough that the homes could have side entrance garages,” Mike Perleberg said Monday.

Phase 1 of the project includes 39 homes. Perleberg says dirt at the site could be moved soon with home construction getting started in the summer. The subdivision could be complete in about five years.

Tri-Township Water will serve the subdivision. Greendale has agreed to provide sewer service. Electric service will be shared between Southeast Indiana REMC and Duke Energy.

Different developers had planned much larger developments on the same property in 1999 and 2006. The 2006 proposal would have included around 200 units, but the economic crash and mortgage crisis of 2008 put an end to it.
